Located in Research Triangle Park, Ballentine Asociates assisted Credit Suisse with three phases of developing an 80-acre site to construct Raleigh Liberty I and Raleigh Liberty II.

Surveying, master planning and civil engineering for 80-acre site in RTP in three phases:

Phase 1: Raleigh Liberty I Office Building

  • 200,000 S.F. office building
  • 1,300 parking spaces
  • 2 Dry detention stormwater management facilities and extensive storm drainage collection system
  • Utility main extensions
  • New traffice signal and off-site roadway improvements
  • Construction completed 2007

Phase 2: 300-space parking expansion

300-space parking expansion to support densification of building workstations. . The parking expansion was subject to new Wake County stormwater regulations which required nutrient and TSS removal and additional detention. Construction in 2010.

  • Existing Dry Pond converted to Stormwater Wetland
    • Storm piping entering wetland was raised to allow bottom of facility to be filled with unsuitable material from parking expansion areas
    • Expansive clay soils undercut from beneath parking areas used as clay liner for wetland on top of unsuitable soils
    • Wetland treats existing parking area
  • New Bioretention Cell added at south end of site:
    • New bioretention cell was added to treat expanded pavement area
    • Surface flumes were used to minimize storm piping
    • Plunge pools incorporated into bioretention forebay

Phase 3: Raleigh Liberty II Office Building

  • 200,000 sf office building
  • 2,000 new parking spaces
  • 2 state-of-the-art stormwater management facilities
    • Existing Dry Pond expanded and converted into an amenity stormwater wet pond
    • New stormwater wetland
  • Extensive stormwater collection system
  • New traffic signal and off-site roadway improvements
  • Pedestrian bridge
  • Water, reclaimed water and sewer main extensions

Prepared design and obtained permits on an extremely aggressive schedule through the following review agencies:

  • Wake County for site plan, erosion control, stormwater management and buffer impact permitting
  • Town of Cary for public utility permitting
  • NCDOT for driveway access, off-site roadway improvements and traffic signal permitting

Numerous options for building orientation, site layout, and grading were evaluated to
minimize site costs and maximize user experience.
