Project features:
- Total Site Area ±32 acres
- 243 total dwelling units, including 101 Habitat units in an architecturally integrated, compact, economically diverse community, which will include single-family homes, duplexes, townhomes, and condo units
- ±3,000 lf of public streets
- On-street and off-street parking
- Community center, community garage
- Extensive recreation amenities (community center, pavilion, playground, spray pad, ball courts, community garden, dog park, walking trails).
- 8 state-of-the-art stormwater control measures
- Decel lane at entrance
- Site includes difficult terrain and includes natural constraints such as wetlands and stream buffers
- Site design was adapted to respect these constraints and maximize preservation of open space
- Significant buffers proposed along adjacent neighborhoods
- Sound attenuation berm to be constructed along I-40
Services provided:
- Worked in conjunction with Habitat, Scott Murray Land Planning and Cline Design to design this monumental project and secure entitlements and permits:
- Annexation
- Land Use Plan Amendment
- Conditional Rezoning
- Zoning Compliance Permit
- Access, water & sewer, and grading permits
- Construction observation
- Subdivision platting
- Construction staking
- Coordinated all approvals and provided all civil engineering design and surveying services
- Infrastrucuture construction completion anticipated in Winter 2023
